How to Get a Real Estate License in Texas / Texas Real Estate License Requirements

  • You have to be a citizen of the United States and be 18 years old
  • Also you have to be a legal resident of Texas
  • If you are a resident of any other state, you must be licensed by that state as a real estate broker
  • It is vital to have 2 years of active experience in Texas as a licensed real estate salesperson or broker during the 96 month period immediately preceding the filing of the application;
  • or if you are licensed as a broker in another state, it is vital to have 2 years of active experience as a licensed real estate salesperson or broker during the 36 month period immediately preceding the filing of the application.

You will have to visit 270 classroom hours of core real estate classes.

An additional 630 classroom hours in related classes acceptable to the Commission.

You will have to show a credit transcript or a certificate with an application as a proof of your good class results.

To be eligible to apply for a real estate Broker License you must first obtain a letter from the Commission attesting to satisfaction of all education requirements.

How to Become a Real Estate Broker in Texas?

You will have to pass Real Estate Broker Licensure exam in Texas.

Texas uses the outside testing agency called PSI (Psychological Services, Inc.).

Make sure you apply with TREC before you register for the exam. Don’t forget about an ID number issued by TREC before you take the test.
The exam fee is $59.00; the exam re-take fee is $59.00 as well.

The Texas salesperson exam is devided into two parts:

The first part is called – National (105 minutes to complete exam) and the second part is Texas specific part (45 minutes to complete the exam). This exam is taken on a computer. You will be allowed to take only a simple function calculator for the math portion of your exam. Remember two forms of ID: One ID government issued with photograph (Passport, Driver’s license, state ID); The other form of ID must have a preprinted name with signature.
